Rough Hollow

The community has its own distinct lifestyle and strong HOA governance. Homes range from $900K townhomes to $4M+ estate lots with lake views. Resale is strong here because of the amenity package; buyers know what they're getting.

Serene Hills

Newer, higher-elevation development on the Lakeway periphery. Excellent Hill Country views, larger lot sizes, newer construction (primarily 2015–present). More reserved feel than Rough Hollow — less activity-center buzz, more private estate character. Prices: $1M–$3.5M for production and semi-custom homes; custom estate builds can push $5M+.

Costa Bella / Waterfront Estates

The premium Lake Travis waterfront in the Lakeway area — gated, private, estate-caliber properties with direct lake access and private boat docks. This is where the market gets stratospheric: $4M–$15M+, with some generational properties that rarely come available. I've sold several here and will tell you directly: if the right one comes available, move fast. They don't sit.

Lake Travis Lakefront (General Lakeway Shoreline)

Not a formal subdivision, but a reference to the various waterfront lots and communities along the Lakeway shoreline. Prices vary enormously based on lot size, dock situation, water depth, and home quality: $2.5M–$12M+ for true waterfront.

Bee Cave / Hamilton Pool Corridor (Adjacent)

Technically not Lakeway, but many buyers look at Bee Cave alongside Lakeway — it's immediately to the east and benefits from the same Lake Travis ISD schools.
